The questions everyone asks (and should)

My house is a mess. Is it too much for you?

There's no such thing as too much. Hoarder houses, decades of clutter, packed basements, the "I'm embarrassed to let anyone see it" kind, that's my specialty, and I've genuinely seen it all. No judgment, ever. Honestly, the worse it looks, the more you need me.

How and what do you charge?

It depends on the path. A cash buyout is simple, we pay you and there's no fee. Managed estate sales work on a commission of the sale total, agreed in writing before we start. Clean-out and hauling is quoted flat after the walkthrough. You'll always see the numbers before you commit to anything.

Do you sell your own inventory at my sale?

No. Your sale is your sale. We don't salt it with our own goods or prioritize anything but your items, a conflict of interest we think you should always ask any estate company about.

How do you decide what things are worth?

Twenty years of real market experience and current auction and resale comparables. For anything rare, the right specialist or auction house. If a piece deserves more than a sale can get, we'll tell you and route it to consignment.

Who actually comes into the house?

Me, and on bigger jobs one helper I've worked with for years. No rotating crews, no strangers with clipboards. The person you meet on the walkthrough is the person doing the work.

What happens to what doesn't sell or isn't valuable?

Nothing gets left for you to deal with. Usable goods are donated (with an itemized receipt where it helps your taxes), recyclables are recycled, and the rest is hauled. You end with a broom-clean house.

Are you insured?

Yes, we carry liability insurance and are happy to provide proof and references before we start.

How fast can you work?

For urgent cases, a closing, an out-of-state family, a probate deadline, we can often start within a few days and clear a typical home in under a week. Tell us your date on the walkthrough.

What areas do you serve?

Detroit and the working-class suburbs. Livonia, Redford, Dearborn, Lincoln Park, Allen Park, Inkster, Taylor, Wyandotte and the rest of Downriver. If you're just outside it, call anyway, I'll tell you straight whether I can help. Full list of areas →

I live out of state. How does this work if I can't be there?

Most of my estate work is exactly this. You mail me a key or your realtor lets me in, and I send you photos and video as I go — you see every room before and after. Anything I think is worth real money gets photographed and run past you before it's priced or sold. Payment comes to you by check or transfer, whichever you prefer, with a written settlement showing what sold and for how much. You never have to set foot in Michigan.

What's an early-access pass?

Some of my estate sales offer a small paid pass — a few dollars, paid online — that gets you the full photo catalog and the exact address a day before everyone else, plus first pick in a preview window before the doors open. When a sale offers one, you'll see the pass box right on that sale's page.
